How we operate

A & H Prestige was established over 20 years ago in Sea Point, Cape Town. Our mission is to put you, the client first. Through dedication, uncompromising service excellence and the highest levels of integrity, we have serviced and satisfied our clients with all their property requirements.

A & H Prestige is a member of Cape Town Tourism. We are a fully licensed Estate Agency with the required Fidelity Fund Certificates in accordance with the Estates Agents Act of South Africa. We are also members of the Cape Chamber of Commerce.

As members of Cape Town Tourism, we advertise in most accommodation and tourism publications distributed overseas through SATOUR offices. Other publications in which we advertise in are the Cape Town Visitors Guide as well as local and national newspapers. We have a strong internet presence through our own site as well various other property websites.

Properties given to us for rental for short, medium and long term are let once we have done the necessary credit checks on the prospective tenant. Credit checks are done via either ITC or Accountability. Past landlords or agencies are contacted for reference. Employers are contacted to verify status of employment.

In respect of foreign applicants for rental properties, we request that the applicant furnish us with contactable foreign references whom we contact either telephonically or via email for verification. We also pursue written references from abroad. Once we have a positive report, we then assess which prospective tenant would be most suitable for our landlord and present each person. It is then the landlord’s decision to make the final choice.

Standard charges in respect of rentals and management:

Daily up to six months

20% plus vat

6 month fixed lease                  

 

one month per annum plus vat & 7% management fee plus vat
we collect the 1st months rent, lease fees & deposit on signing of lease with tenant
12 month fixed lease one month per annum plus vat & 6% management fee plus vat
we collect the 1st months rent, lease fees & deposit on signing of lease with tenant                  

 Management

When we manage a property on behalf of the landlord, we assume responsibility for the following:

  • Find a suitable Tenant.
  • Do the necessary credit and reference checks.
  • Drawing up of Lease Agreement.
  • Booking the Tenant in and out of the property.
  • Inventory checks with Tenants on arrival and departure.
  • Collecting rents from Tenants.
  • Paying rents over to the Landlords.
  • Dealing with any problems which may arise whilst the Tenant is in occupation.
  • Paying of all bills e.g. electricity, telephone, water, rates, refuse and sewerage that would accrue to the Landlord during the currency of the lease at the expense of the tenant.
  • Dealing with body corporate when required.
  • Insurance claims.
  • Monthly inspections during the lease period.
  • Cleaning on arrival and departure.

All services are charged at cost price plus 20% + VAT thereon.

Servicing, cleaning & housekeeping

For furnished short term Holiday properties, the following cleaning services are billed to the owner. This is between one tenant leaving and another tenant arriving.

Our cleaning services includes easily accessible and safe windows, collection and delivery of laundry, inventory check after tenant has vacated, all cleaning materials and the transport of our staff to and from the apartment. 

Laundry will be billed separately.
Should a tenant use all the laundry on the property he/she will be charged part of the laundry bill. Additional charge traveling time and transport charges for further areas: R30.00 for City Bowl, Clifton, Camps Bay and Bakoven, R60.00 for Hout Bay.

If the Tenant requires daily or regular cleaning services this will be charged directly to the Tenant.

Any requirements needed in order to maintain the property in a good condition.
We are able to offer the handling all services in-house.

  • Interior design team who are capable of total refurbishment, maintenance team, painters, tilers, carpenters, electricians and plumbers etc.
  • Sourcing of all goods required from cutlery to couches, beds, linen etc.
  • Professional window cleaning service for extra large and unreachable windows
  • Professional garden service when required
  • Professional swimming pool service & maintenance
  • Maintenance and fair wear and tear repairs
