Management
When we manage a property on behalf of the landlord, we assume responsibility for the following:
- Find a suitable Tenant.
- Do the necessary credit and reference checks.
- Drawing up of Lease Agreement.
- Booking the Tenant in and out of the property.
- Inventory checks with Tenants on arrival and departure.
- Collecting rents from Tenants.
- Paying rents over to the Landlords.
- Dealing with any problems which may arise whilst the Tenant is in occupation.
- Paying of all bills e.g. electricity, telephone, water, rates, refuse and sewerage that would accrue to the Landlord during the currency of the lease at the expense of the tenant.
- Dealing with body corporate when required.
- Insurance claims.
- Monthly inspections during the lease period.
- Cleaning on arrival and departure.
All services are charged at cost price plus 20% + VAT thereon.
Servicing, cleaning & housekeeping
For furnished short term Holiday properties, the following cleaning services are billed to the owner. This is between one tenant leaving and another tenant arriving.
Our cleaning services includes easily accessible and safe windows, collection and delivery of laundry, inventory check after tenant has vacated, all cleaning materials and the transport of our staff to and from the apartment.
Laundry will be billed separately.
Should a tenant use all the laundry on the property he/she will be charged part of the laundry bill. Additional charge traveling time and transport charges for further areas: R30.00 for City Bowl, Clifton, Camps Bay and Bakoven, R60.00 for Hout Bay.
If the Tenant requires daily or regular cleaning services this will be charged directly to the Tenant.

Any requirements needed in order to maintain the property in a good condition.
